Who are we?

SPF New Homes is a trading style of SPF Private Clients Limited of City Place House, 55 Basinghall Street, London, EC2V 5DX (Registered in England No 36809707).

We usually have a range of bespoke, market beating products, that we have specially arranged with a number of lenders.

We are not a lender and do not act on behalf of any lender in providing mortgage information. The lender's terms will apply to any application you make through us.

What do we cost?

There will be a fee for mortgage advice. The precise amount will depend upon your circumstances and loan amount, we estimate that the fee will be 0.67% of the amount borrowed. If you are buying through the Help to Buy Equity Loan Scheme this fee will be set at £399. SPF Private Clients is authorised and regulated by the Financial Conduct Authority. The FCA does not regulate some forms of buy to let and commercial mortgages or taxation advice. Our role

We are able to act as mortgage advisers.

If we are providing advice or any information, we aim to ensure that the data provided is accurate and current and we update the site on a regular basis. However, most of the information is provided by third parties, principally lenders, and while we continue to make reasonable efforts to verify it, we cannot guarantee either the accuracy or the timeliness of such information and give no warranty of any kind, express or implied.

As a result we make no representation or warranty about the accuracy, completeness or suitability for any purpose of the information and related graphics published on this site. If any part of our Terms and Conditions is unenforceable (including any provision in which we exclude our liability to you) the enforceability of any other part of these conditions will not be affected.

Important information on SPF Private Clients

We are required to verify the identity of individuals who apply for a mortgage in accordance with the Proceeds of Crime Act 2002 and the Money Laundering Regulations and no completion on a mortgage will take place until such verification has been obtained.

We cannot be held responsible if you are refused a mortgage by a particular lender or only granted one subject to conditions that you find unacceptable.

As part of the mortgage application process, information provided by you may be passed to credit reference agencies.

SPF Private Clients aims to provide you with the best service possible. If a problem arises, we have an internal procedure to investigate and resolve complaints quickly and fairly. In such circumstances, please write to:

If your complaint involves a regulated mortgage, an investment product or general insurance, unresolved complaints can be referred to the Financial Services Ombudsman service. Full details of the FOS can be found on its website at www.financial-ombudsman.org.uk.

Financial Services Compensation Scheme (FSCS)

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. Further information about our compensation scheme arrangements is available from the FSCS.


Mortgage advising and arranging is covered up to a maximum limit of £50,000.


Most types of investment business are covered up to a maximum limit of £50,000.

Pure Protection

Insurance advising and arranging is covered for 90% of the claim, without any upper limit.

General Insurance

Insurance advising and arranging is covered for 90% of the claim, without any upper limit.

For compulsory classes of insurance, insurance advising and arranging is covered for 100% of the claim, without any upper limit
